NestWatch is the newest home watch tool, launched August 3, 2026: $49 a month for one user and up to 30 homes, $99 for five users and 100 homes, $199 for everything, with a 14-day free trial. House Matters is free for your first three client homes, then $19 a month for as many homes and helpers as you have. Pick NestWatch if you want an AI to draft the write-up, or GPS on every visit. Pick House Matters if you want the report under your own name and the bill done for less. Both prices were read from each company’s own page on October 21, 2026.
What does each one cost?
NestWatch sells three plans, each with a cap on homes and on people. House Matters charges by the home, and only past the third one. Month to month, before card fees:
| Your business | House Matters | NestWatch |
|---|---|---|
| Just you, three client homes | $0 | Solo, $49/mo |
| Just you, 25 client homes | $19/mo, or $190 a year | Solo, $49/mo, or $490 a year |
| Just you, 40 client homes | $19/mo | Pro, $99/mo (Solo stops at 30) |
| You and one helper, 25 homes | $19/mo | Pro, $99/mo (Solo is one user) |
| Eight people, 150 homes | $19/mo | Business, $199/mo |
From NestWatch’s pricing page: Solo includes 30 properties, one user and 50 AI report credits a month, with no texts to clients. Pro includes 100 properties, “Up to 5 team members included, no per-user fees,” 200 AI credits and 250 texts. Business is unlimited properties, 15 users, 500 credits and 1,000 texts. Paying yearly gets “2 months free.” “Every plan starts with 14 days free. No credit card required.”
Card fees are part of the price. When an owner pays a NestWatch invoice by card, the fee is 3.3% plus 30¢ on Solo and Pro, and 3.0% plus 30¢ on Business. House Matters sends the invoice on your own Stripe, Wave or Venmo, at whatever rate you already pay them, and adds nothing.
Where NestWatch is the better tool
An AI drafts the write-up. Every plan comes with a monthly allowance of AI report credits. If writing the summary is the part you dread, that is the pitch.
GPS on the visit. Its launch announcement leads with GPS-verified visits. House Matters has no GPS check-in; the proof is a photo on every checklist item with the minute it was taken, and the minute the report was sent.
No signal. NestWatch says a visit you opened while connected “stays available when service disappears.” House Matters holds your photos as you walk, but you need a bar when you tap Complete.
Texts and books, on the bigger plans. Pro and Business text the report link to the owner, and sync to QuickBooks Online one way.
Where House Matters is the better tool
No caps. One price past the third home, for any number of homes and helpers. On NestWatch, the 31st home or the second person moves you from $49 to $99.
Your name on every report, on every plan. The report leads with your business’s logo, on the free plan too. NestWatch’s branded reports and proof-of-service PDFs start on Pro.
An app in the stores. House Matters is on the App Store and Google Play, and works in your browser. NestWatch says “There is nothing to install from an app store”: it runs in the phone’s browser, added to the home screen.
Free for real, not for 14 days. Three client homes cost nothing for as long as you like, so you can run a whole season with real owners first.
Both send the owner a link that opens with no account and no password. That part is a tie.
Which should you pick?
Pick NestWatch if an AI-drafted summary or GPS on every visit matters to you or your clients, and you are under 30 homes and working alone, or happy at $99.
Pick House Matters if you want the photo report under your own name and the invoice done before you leave, for $0 to $19 a month, without counting homes or people.
Every other option, with prices read the same day, is in the best home watch software comparison.
