Both sides start free. You pay when it grows.
A caretaker pays from the fourth client home. A homeowner pays from the first person they bring in beyond their spouse or partner. Invoices go out through your own Stripe, Wave or Venmo; House Matters takes no cut.
Your first three client homes are free. Then $19 a month.
Home watchers, cleaners and handymen, the same price.

My Home
Running the place, with or without a caretaker.
No card, no trial
For you, and your caretaker if you have one:
- Your caretaker — every report as it’s filed, the schedule, the list for their next visit
- Stays and the calendar — who is there, and when it is available
- Stock and upkeep — OK, low, out; flag it with a photo; ask the caretaker to check
Shared Home
Everyone who holds a key, on the same record.
When you invite someone beyond your spouse or partner
Everything in My Home, plus:
- Bills and utilities — everything the home owes on a schedule, and who pays it
- The ledger and the cost basis — every cost with who paid; improvements kept apart, one export
- Keyholders — the family books stays, splits bills, flags what broke, settles up
The caretaker’s invoice is separate. The owner pays it on top, and House Matters takes no cut of it.
Not sure which one you are? If people pay you to look after their houses, you’re a caretaker. If it’s your house, or your family’s, you’re a homeowner and running it is free.
Send invoices through the tools you already use.
Connect your own accounts and invoice straight from House Matters — card and bank through Stripe or Wave, or a Venmo request the owner pays in one tap. The money lands directly with you.

Your accounts, your money — House Matters sends the invoice and keeps the record. Stripe, Wave and Venmo charge their own processing fees; House Matters adds nothing on top.
The fine print, in plain words.
Everything a caretaker or a homeowner asks about the price, answered straight.
What counts as an “active client home”?
A client home that isn’t paused. Snowbird home closed up for the summer? Pause it — it stops counting until you bring it back.
What happens at home number four?
Adding a fourth active home is the moment you upgrade — that’s it. Nothing else is ever gated: your existing homes keep billing, collecting and reporting on the free plan no matter what.
What if I go back to Free?
Pro runs to the end of what you paid for, then Free picks it up with everything intact — clients, homes, visit history, invoices, all still working. Three active homes is the line again, so a fourth waits until you take Pro back up.
What does a homeowner pay?
Nothing to run the home, $10 a month to share it. Running the home is free: your stays, what’s in it, the upkeep, and everything your caretaker does. Keys for the family beyond your spouse or partner, the bills and the home’s ledger are $10 a month. There is no trial and no card until the family comes in. The caretaker’s invoice is separate, and House Matters takes no cut of it.
What does my client actually get?
A link to the report — your photos, your findings, your name — that opens in any browser with no account needed. The invoice comes the same way. If they want more, their own House Matters sign-in for the home holds the stays, the upkeep, your reports and your bills, free; and if their family uses Family Matters, the home shows up there too.
Does it work with no signal?
It needs a connection when you tap Complete. Walk the house and take photos as normal — the app holds them — and tap Complete once you have a bar. Don’t close the app before then: the visit isn’t saved until it’s sent.
Is there an iPhone or Android app?
On the App Store and Google Play, and in your browser on any phone, in the driveway. Open app.housematters.app on any phone, or get the House Matters app: housematters.app/get.
Whose data is it, and can I take it out?
Yours. Your clients, homes, gate codes, photos and invoices belong to you. Ask, and House Matters sends you a spreadsheet of all of it within a week, or deletes your account and everything in it. Nobody else sees your client list — not other caretakers, not anyone.
What do similar tools cost?
$35 to $80 a month at one user, before add-ons. The purpose-built home watch tools run $34.98 (HomeWatch Pro, up to 10 clients) to $69 (Home Watch IT); the field-service suites run $49 (Jobber Core) to $79 (Housecall Pro Basic), plus $29 or more per extra user. House Matters is $19 for everything you run, no per-user fee — and free until your fourth client home. Prices read on September 9, 2026; the full tables are on each trade page.
