Cleaning business software · By Family Matters

The easiest way to keep your client’s home clean.

For cleaners who keep the same second homes, cabins and rentals on a schedule, for an owner who is mostly never there. Your list for each house, photos straight from the camera, and the owner has the photos and your invoice in one link, under your name.

House Matters is cleaning business software for small cleaning businesses. A card for every client home, a cleaning list per house, photos from the camera on every clean, the owner’s report as a link that needs no account, and your invoice or Venmo request the moment you lock up. Your first three client homes are free, then $19 a month. No per-cleaner fee. Works in your browser on any phone.

Report sent to the Ruizes

Built for the cleaner whose client isn’t home.

Not a crew tool priced per cleaner. Not the host’s tool handed down to you. Yours.

The second-home cleaner

Every other Tuesday, keys and codes.

The Ruizes are in Ohio until Thanksgiving. You clean the condo every two weeks, let the pool guy in once, and text a photo of the leak under the sink. All of it is on their record, under your name.

  • A cadence per house — weekly, every 2 weeks, monthly
  • Keys, codes and the alarm word on the home’s card
  • The photo of the leak becomes a flag they can act on
The turnover cleaner

The clean lands on your route the day they leave.

When the family books their stay in their app, the turnover clean is on your route the day they check out. After photos the owner can trust are from today, and the request goes out when you lock up.

  • Turnovers appear when the family books the stay
  • After photos, timestamped, on the owner’s report
  • Low or out on the supply list, so they restock before the next guests
The cleaner who checks the house too

Same client, same app, same invoice.

Between stays you walk the house, tick the checklist and take photos. It’s a check, not a clean, and it bills as one — on the same monthly invoice. If checks are most of your week, start there.

  • Photo checks between stays
  • One invoice for the cleans and the checks
  • One client record the family sees
The schedule

Set it once. It holds.

Weekly, every two weeks, monthly, your own days, or after each stay — a cadence per house, and the route builds itself with overdue first. Pause a home for the summer and it stops counting toward your three.

One card per home — the owner, the cadence, your rate, the keys and codes, the last clean and the next one.
After each stay — the turnover is on your route the day the family leaves; otherwise you type the date.
A family with two homes rolls up — so you bill them once a month, not twice.

The stays

You know when they leave, before they text you.

The family books their stay in their own free app. The moment they do, the turnover clean is on your route for the day they check out. No calendar to chase, no Sunday-night “are you coming tomorrow?” If a family doesn’t use the app, you type the date and it works the same.

One stay, one turnover — added to your route the moment the stay is booked.
The open-up list — what the family wants ready when they walk in, on the same sheet as your clean.
The supply list — OK, low, out or restocked, and the family sees it before the next guests arrive.

The clean and the photos

Everything cleaned today, with the photos to prove it.

A cleaning list for each house — five lines to start, edit them once. Tick as you go, photos straight from the camera, and whatever the family asked you to look at is on the same sheet. Lock up, tap Complete, and the owner opens the report as a link. No account, nothing to install.

After photos they can trust — taken in the app, timestamped, so nobody wonders if they’re from today.
A flag for anything broken — the torn screen is a photo and a note on their list, not a text they lose.
OK · Low · Out — one tap per supply, and the family restocks before the next guests.

Getting paid

The work is done. So is the invoice.

Lock up, tap Complete, and the clean is already an invoice or a Venmo request with the photos attached. Bill each clean, or a family’s month in one tap. On your own Stripe, Wave or Venmo — House Matters takes no cut, sells no leads, and keeps unbilled and unpaid on your screen until they’re settled.

Card & bank invoices from your own account
Invoices on your Wave account — clients import in one step
Every invoice and payment copied into your books
A payment request the owner taps — money straight to you

Your accounts, your money — House Matters sends the invoice and keeps the record. See pricing →

What else it does while you clean.

Built from a working cleaner’s real week — not a crew tool with your logo on it.

Per clean or per hour

“Cleaning · 2.5 hrs × $45” or a flat rate per house. Extras from your presets — inside the oven, the fridge, the windows — charged the moment you do them.

A deep clean, priced once

Put a price on it, the owner taps yes from wherever they are, and the bill can’t go past it.

Add the person who cleans with you

They tick the list and take the photos under their own name. Rates, invoices and payments stay yours. No per-user fee.

Pause the off-season

The beach house closes for the summer? Pause it — it leaves your route and your count, and comes back on the date you set.

Keys, codes and the alarm word

On the home’s card, where you need them, and nowhere else. Nobody but you sees your client list.

Collections that chase themselves

Card and bank invoices remind on their own; a Venmo request gets a one-tap nudge instead of an awkward text.

The client’s side

Your clients see your work in House Matters.

Free for them, nothing to install, your name on every visit. When they need a hand with the house, the ask comes to you, not whoever texted them last. Built by Family Matters, so the money side is there if they ever want it.

Their stays drive your turnovers, their supply list tells you what to bring, and anything they flag lands on your next clean.

What it costs

Your first three client homes are free. Then $19 a month.

Everything included from your first home. Past three active homes, Pro is $19 a month or $190 a year. Paused homes don’t count, there is no per-user fee, and House Matters takes no cut of what you bill.

No per-cleaner fee · No credit card to start · Free for homeowners, always

Plain answers, before you ask.

The questions cleaners ask on the first call, answered the way they’d be answered on the phone.

Do you pull my clients’ Airbnb or VRBO calendar?

No. When the family books the stay in their House Matters app, the turnover lands on your route the day they leave. When they don’t, you type the date. Nothing is pulled from anywhere.

Does my client need an account?

No. The report and the invoice are links that open in any browser. If they want the keys, the stays, the supply list and every bill in one place, House Matters is free for homeowners — and your cleans are already in it.

I use Turno for my rental clients. Why this?

Turno is the host’s tool; this is yours. Turno hands you their checklist and keeps the refund button. House Matters is your list, your photos, your report under your name, and your invoice — for the rental and for the regular houses too. Keep Turno for the marketplace jobs if you like it.

I use ZenMaid or Jobber today.

They’re priced for a crew; this is free to three homes and $19 after, no per-cleaner fee. Bring your client list as a spreadsheet, add each home once with its list and its cadence, and you’re cleaning by Thursday. There’s no booking form or crew dispatch here — if you need those, keep what you have.

My clients pay by Venmo or cash.

Keep Venmo — the request carries the photos and the itemized clean. Card and bank invoices go through your own Stripe or Wave when a client wants a receipt. Cash and Zelle aren’t in the app; mark the clean paid and move on.

Is there a Spanish version? Android? Does it work with no signal?

Not yet, yes in the browser, and you need a bar when you tap Complete. Works in your browser on any phone, at the house.

The House Matters app for iPhone is in review with Apple; Android follows. Take photos as you go — the app holds them — and tap Complete once you have signal.

Where does my money go?

Straight to you. Invoices and requests go out on your own Stripe, Wave or Venmo. House Matters takes no cut, holds no money, and sells no leads.

I need clients, or a booking page.

Not here, and it’s better to say so. House Matters is for the cleaner who already has the houses and wants the list, the photos, the report and the invoice to take care of themselves. Where the second-home clients actually come from is in the first-25-clients guide — it applies to cleaners word for word.

Whose data is it?

Yours. Your clients, homes, codes, photos and invoices belong to you. Ask, and House Matters sends you a spreadsheet of all of it within a week, or deletes the account and everything in it.
