Home Watch IT is the fuller tool and costs more: $69 a month for one person, then $39 for each full user after that, with an app for your clients included. House Matters is free for your first three client homes, then $19 a month, with no charge per person. Pick Home Watch IT if you finish visits where there is no signal, or you want every visit in QuickBooks without touching it. Pick House Matters if you want the owner’s photo report and the bill done for the least money. Both prices were read from each company’s own page on October 21, 2026.
What does each one cost?
Home Watch IT prices by the person. House Matters prices by the home, and only past the third one. Here is what that comes to as you grow, month to month, before card fees.
| Your business | House Matters | Home Watch IT Fundamentals |
|---|---|---|
| Just you, three client homes | $0 | $69/mo |
| Just you, 25 client homes | $19/mo, or $190 a year | $69/mo |
| You and one helper | $19/mo | $108/mo ($98 if the helper only files reports) |
| You and two helpers | $19/mo | $147/mo ($127 if both only file reports) |
| Running it inside Method:CRM | Not offered | From $109/mo, plus Method’s own licence |
Home Watch IT’s numbers come from its pricing page: Fundamentals is “$69 /month,” which “Includes the first Full User, built-in HWIT Reporting, and the Access customer app.” Each additional full user is $39 a month and a reporting-only user is $29. Customers are unlimited, with no charge per customer. It offers yearly prepayment but shows no yearly price, and there is no free plan or trial on the page; there is a sign-up form, so you no longer need a demo call to start. House Matters’ numbers are on its pricing page.
Where Home Watch IT is the better tool
No signal at the house. Home Watch IT says its phone app is “offline-first”: you can finish the whole visit without a signal, and the photos upload when the phone finds one. House Matters holds your photos while you walk, but you need a bar when you tap Complete, and the visit is not saved until it is sent. If you work concrete high-rises or cabin roads with no coverage, that difference is real.
Your books. Home Watch IT syncs both ways with QuickBooks Online, Zoho Books and others, and its Method:CRM edition works with every version of QuickBooks. If your bookkeeper lives in QuickBooks, that counts for them.
An app for your clients. Its Access app for homeowners is on iPhone and Android and is included on Fundamentals. Reports reach the client by email, text or that app.
A bigger operation. Route technicians, admin users and a CRM edition are there for a company that sends several people out a day. House Matters lets a helper walk a checklist under their own name, and stops there: no dispatch, no roles.
Where House Matters is the better tool
The price, at every size. At three homes it is free, with every feature. Past that it is $19 a month, and the second and third person cost nothing. A Home Watch IT business of three people pays $147 a month, which is $1,764 a year against $190.
The owner opens a link. The report is a link that opens in any browser: every item, a photo on each, the minute each photo was taken, and your notes, under your business’s logo. Nothing to install and no account to make. If the owner wants more, House Matters is free for the homeowner to run the home, and your reports are already in it.
The visit is the bill. Extras like storm shutters or letting a contractor in are priced once and land on the invoice every time you do them. A client with three homes gets one bill. It goes out on your own Stripe, Wave or Venmo, and House Matters takes no cut.
Try it on real clients. Free to three homes means you can run a real month with real owners before you pay anything.
Which should you pick?
Pick Home Watch IT if you finish visits where there is no signal, if your books are in QuickBooks and you want them synced both ways, or if you send a crew out with routes every day.
Pick House Matters if you are a small business that wants the owner’s photo report and the invoice done before you leave, at $0 to $19 a month however many people help you.
To move over, bring your client list as a spreadsheet and add each home once with its checklist. Your old reports stay where they are. The full table with every other option is in the best home watch software comparison.
Plain answers
Is Home Watch IT worth $69 a month?
For a business that needs offline visits or two-way QuickBooks, yes. For a small business doing the checklist, the photos, the report and the bill, you pay for a lot you will not open. Read its pricing page and count the people who will log in.
Does House Matters work with no signal?
Partly. Walk the house and take photos as normal; the app holds them. You need a connection when you tap Complete, and the visit is not saved until it is sent, so do not close the app before then.
Can I try either one for free?
House Matters is free for your first three client homes, with no time limit. Home Watch IT showed no free plan or trial on October 21, 2026.
